Tustin Ranch
Tustin Ranch is the master-planned portion of Tustin, built largely between 1988 and 2002 and organized into named tracts rather than a single price band. Recent closed sales run from about $674,000 for the smallest attached homes to $4.35 million in the gated Tustin Ranch Estates, so the tract matters far more here than the neighborhood name.
Why the tract matters more than the name
Most neighborhood guides give you one median price. That would be actively misleading here. Tustin Ranch was built out tract by tract over about fifteen years, and the product ranges from roughly 880 sq ft attached homes to 5,000+ sq ft estates. A single median would describe almost none of it.
Below are Tustin's master-planned tracts by recorded closed sales over the last 36 months. These are the communities that make up the Tustin Ranch area and its immediate neighbors.

Two things fall straight out of that table. Price tracks square footage far more tightly than it tracks year built — the tracts are all within about a decade of each other, so size and lot are doing the work. And HOA dues do not track price: Cantada at $825,000 carries a median $538 per month while Shadow Brook at $1,512,500 carries $150. On a monthly-payment basis that gap is worth real money, and it is invisible if you shop on price alone.
Tustin Ranch Estates is its own market
The gated Estates enclave is the top of the area and should not be averaged in with the rest. Across its full recorded history in CRMLS — 107 closed sales — the median close price is $3,080,000 at a median 5,147 sq ft, with a median HOA of $640 per month, and homes built through about 2002.
It also behaves differently on the way out: those sales closed at a median 93.2% of original asking price over a median 27.5 days, against 99.1% and 17 days for Tustin as a whole. Estate buyers negotiate, and the pool of them is small. If you are selling here, the citywide "sells at asking in two weeks" pattern does not apply to you.
Schools
Tustin Ranch sits in Tustin Unified. As with the rest of the city, a small number of Tustin addresses fall in the Irvine Unified boundary instead — 55 of 1,309 recorded Tustin sales over the last 36 months — so if the district is a deciding factor, verify the attendance area with the district for the specific address rather than relying on the city name or a listing sheet.
