Luxury Real Estate Agents in Tustin Ranch

Over the 36 months ending September 30, 2026, 81 Tustin Ranch homes sold for $2 million or more, at a median of $2,450,000. They went under contract in a median of 12 days and closed at a median 100% of original asking price, with 54% closing at or above it and the rest below. The most recent year was slower: over the twelve months ending September 30, 2026, the 24 sales at $2 million and up took a median 48 days to reach an accepted offer. CRMLS records 29 closed Tustin Ranch sales since 2002 by the four agents now on the Lee Liu Vu Real Estate Group, three of them above $2 million.

What the $2 million and up market looks like

CRMLS recorded 381 closed home sales in the Tustin Ranch area over the 36 months from October 1, 2023 through September 30, 2026. The median was $1,150,000 and the 90th percentile was $2,478,000. Of those 381 sales, 81 closed at $2 million or more, about 21% of the total, and the highest closed at about $7.39 million.

This page uses $2 million as the line for the upper end of Tustin Ranch. The comparison below sets those 81 sales against the other 300 in the same window.

The $2M+ homes had a median of 3,318 sq ft.

Over the full 36 months, on pace, on price against asking and on how buyers paid, the two halves of the market look almost identical. A $2 million Tustin Ranch home went under contract in a median of 12 days, against 13 for homes under $2 million, both closed at a median 100% of their original asking price, and all-cash buyers made up 30% of each. That is a different pattern from Irvine, where homes at $3 million and up took a median 38 days to reach an accepted offer and closed at a median 94.9% of original asking over the twelve months ending September 30, 2026 (see Luxury Real Estate Agents in Irvine).

The 36-month Tustin Ranch figures are carried by the fast market of late 2023 and 2024, though. Over the same twelve months, Tustin Ranch's 24 sales at $2 million and up took a median 48 days to reach an accepted offer, against 23 for homes under $2 million, and closed at a median 98.2% of original asking.

Which tracts produce the $2 million sales

Tustin Ranch was built tract by tract, and the $2M+ sales come from a fairly small group of them. The ten groupings below account for 63 of the 81 sales; the other 18 are spread across tracts with three or fewer each. Two of the eight unrecorded sales, including the area's highest at $7,388,888 (2535 Bronzewood Drive), are on streets otherwise recorded as Tustin Ranch Estates.

Read that way, "$2 million and up" in Tustin Ranch is really three markets:

  • About $4.6 million: Tustin Ranch Estates and Cameo Woods. Nine sales in three years, six of them at $4.5 million or more, with homes of about 5,500 sq ft built from 1999 to 2002.
  • About $3.2 million: Emerson and San Marino. Seventeen sales, with homes of roughly 3,800 to 4,300 sq ft.
  • About $2.2 to $2.45 million: Madrid, Palo Vista, El Dorado, Malaga and Almeria. Twenty-nine sales, with homes of roughly 2,900 to 3,400 sq ft.

Size explains most of the gap between the tiers, but not all of it within a tier. Almeria's $2M+ homes were larger than Madrid's (3,413 sq ft against 2,869) and sold for less ($2,200,000 against $2,450,000); Almeria's were also the oldest in the table, built a median of ten years earlier.

Where a tract appears in both tables (Tustin Ranch Estates, Emerson and El Dorado), the count here is lower than in the Tustin Ranch neighborhood guide because this table includes only sales at $2 million and up, while the guide covers every price, and because the guide's 36-month window starts a month earlier, in September 2023.

How the segment has moved since 2019

2026 (January–September)21$2,200,0009322.6%$1,155,000

The 2026 row is a partial year and should be read that way, though its 21 sales at $2 million and up already match the full-year count for 2025.

Two lines in that table move in opposite directions. The number of $2M+ sales grew from 7 in 2019 to 35 in 2024, even as total Tustin Ranch sales fell from 198 to 136, because the whole market moved up: the median for all sales rose from $704,384 to $1,337,500 over the same years. Meanwhile, the median of the $2M+ sales drifted down, from $3,100,000 in 2020 to $2,200,000 in 2026 so far.

The more likely reading of the second trend is about which homes are crossing the line, not about estates selling for less. As prices rose, more homes in the $2.2 to $2.45 million tracts above went over $2 million, which pulls the median of the band toward the threshold. This table alone cannot show whether any particular home is worth less than it was; for that, the comparison has to be tract by tract, sale by sale.

What that means for pricing a $2 million home here

Price against the tract, not the area. Tract medians in the $2M+ band run from $2,200,000 in Almeria to $4,621,000 in Tustin Ranch Estates. An area-wide median of $2,450,000 describes the middle of that range and almost none of the individual homes at either end. With four to eleven $2M+ sales per tract over three years, a single sale can move a tract median noticeably, so the individual sales matter more than the summary.

Expect a split outcome against asking. The median $2M+ sale closed at exactly 100% of its original list price, and 54% closed at or above it. The other 46% closed below. The data does not say why any one listing landed on either side. What it does say is that over three years, a $2M+ seller in Tustin Ranch had roughly even odds of closing at or above the original asking price, and the comparable sales in the same tract are the clearest guide to which side a given price is likely to fall on.

The clock has lengthened. Over 36 months the median $2M+ sale reached an accepted offer in 12 days. Over the twelve months ending September 30, 2026 the median was 48 days: of 24 sales, 11 went under contract within 16 days and the other 13 took 44 days or more. Price and condition against the tract's recent sales decide which group a listing joins.

Most buyers financed. Only 30% of $2M+ sales over three years were all cash, the same share as below $2 million. Seven in ten buyers at this level did not pay all cash, so a lender is part of most $2M+ sales here, not the exception.

The highest tier is a smaller pool. Eight Tustin Ranch homes sold for $4.5 million or more in the 36 months, at a median 15 days to accepted offer and 99.1% of original asking, but the spread was wide: from a sale already in contract when it was entered in the MLS to one that took 334 days, and from 86.8% of asking to 104.1%. Over the longer run the Estates have been slower. The Tustin Ranch guide found that across their full recorded history since 2002, sales closed at a median 93.2% of original asking after a median 27.5 days.

Tustin Ranch sales by the team's agents

CRMLS records 29 closed sales in the Tustin Ranch area by the four agents now on the Lee Liu Vu Real Estate Group, from June 2002 through June 2025: 9 on the listing side, 19 on the buyer side, and one, 2881 Player Lane in 2013, where Veronica Lee represented both buyer and seller. Three were above $2 million, four were between $1 million and $2 million, and 22 were under $1 million. Across Tustin and North Tustin as a whole, the count is 43.

2368 Portrait Way shows both sides of the work. Veronica Lee represented the buyer when it sold in 2011 at $2,500,000, and listed it with Glara Lee when it sold again in 2018 at $3,080,000. Nicole Vu listed 2524 Newman Avenue in El Dorado in 2022 (before joining Compass), and Glara Lee represented the buyer of 12665 Prescott Avenue in Malaga in 2024.

The same pattern appears lower in the market. The most recent Tustin Ranch closing by an agent now on the team, 2887 Player Lane in Venturanza Del Verde at $1,198,000 in June 2025, was a home Veronica Lee had helped a buyer purchase in 2021 at $802,000.

The Tustin Ranch guide suggests asking any agent whether they have sold in your tract; the tract names above are the answer for the agents now on the team.

As of October 2026 the team is listing 11775 Collar Avenue in Tustin Ranch Estates at $10,000,000.

Market figures are derived from closed sales recorded in the California Regional MLS (CRMLS) in the MLS area named "Tustin Ranch" and are current as of October 12, 2026. The 36-month window runs October 1, 2023 through September 30, 2026, and 2026 yearly figures cover January through September. Tract figures are grouped by the subdivision name typed on each listing, so tracts with only a handful of sales should be read as indicative. Team figures count each closed sale once, whichever side the agents represented, and include every closed sale by any of the team's four current agents, including sales before they joined the team or Compass. Not tax or legal advice.
